A NEW TOWER FOR SOFIA
ITower project about to start: it will bind our company in Bulgaria for the forthcoming four years

Our client IT Real Estate Ood has recently approved the Concept Design presented by our company for the construction of a multi-functional building, called ITower, in Sofia, Bulgaria.

The building will be erected between Hristo Botev and Positano street, one of the busiest areas of the centre of the city, on a 4.585 square meter land, owned by IT Real Estate Ood: this shall be composed of two main blocks, with a total height of 113 m and a 66.335 square meter surface.

The first low block, with six aboveground levels, will host offices, two restaurants and a SPA. The high block (from the eighth to the thirteenth level) will host a Hyatt Regency hotel with 206 rooms, 60 residential apartments and a restaurant. The three underground levels will host parking spaces and technical rooms.   

Besides the Concept design already realized, with reference to the project involving our company for the forthcoming four years, Proger has been entrusted with the Detail schematic design and Technical Design stages, the Project Management and the Construction Management.

In the past months, the ITower project”, states the architect Luca Loiero, manager for Bulgaria, “has experienced a sudden acceleration after the long events occurred from 2007 onwards, in order to immediately restart the activities and lay the basis for the construction of the tower, to be used mainly as hotel.
The international economic crisis begun in 2007 has also hit Bulgaria, and the real estate sector has been strongly affected by it: the main international hotel groups were not interested anymore in the management of the hotel and the real estate development of the complex stopped.
But the slow economic recovery of the last years has led IT Real Estate Ood to sign a tender contract with a consortium of Italian-Bulgarian companies for the realization of the work, after having signed an agreement with Hyatt Regency for the management of the Hotel.
In this regard, Proger will be allowed to end “its” project and will be entrusted with the supervision and coordination of construction works, beginning in six months and lasting 3 years”.
